I have always had a hard time trying to understand why the majority of realtors insist upon selling single family homes when it is obvious that is easier to make much more money by selling commercial real estate utilizing the process of funding with investor’s money.
I mean think about it. You can deal with 10 sellers, 10 buyers, 10 banks and 10 lawyers and average $10,000 a house for $100,000 a year, or you could deal with 1 seller, 1buyer, 1 bank and 1 lawyer and collect $100,000 for 1 commercial real estate deal.
That is 10 times the work for the same amount of money in the end. So why aren’t more real estate agents selling commercial properties instead of residential properties?
As with so many things in life it all comes down to money. Coming up with 10% of a residential property is a lot easier than coming up with 10% on an apartment house or office building or mall. Or is it?
There is a catch, an most real estate people just do not realize it. When you play with the big boys you use their money and not yours. 10% of a $100,000 house to secure a residential property is $10,000 out of your pocket. But, 10% of a million dollar property may only require $1000 out of your pocket with an investor providing the rest.
Especially in today’s present economy where more and more people are being forced from their homes and into apartments, in would only make sense that realtors would start focusing more on commercial properties and learn about the power of funding and working with investors.
